1. Tenant finder

We advertise locally and internationally though a network of more than 30 real-estate websites worldwide. No-one markets your property as extensively as we do, and no-one puts the same attention to detail in ensuring that your propperty gets the exposure it deserves or the care and attention while under our management services.

We also advertise in local publications such as the Adscene to reach tourists who are looking to move here, local residents, and new arrivals.

2. Property Management

Many owners want someone to look after the property in their absence, or they may still be residing here, but want someone else to take care of the day-to-day aspects of managing their property, such as attending to calls from the tenant, fixing minor repairs, checking on security and making sure your property is kept in good condition.

Whatever you need with regard to your property, we can usually assist - or put you in touch with someone who can help.

3. Payment of utility bills

In the Dominican Republic, utility bills such as electricity and water are ultimately the responsibility of the property owner. That's why, if you ask us to, we ensure that the tenants keep up-to-date with payment of the utility bills, or we can take over management of that aspect ourselves. As a property owner, you dont want a tenant to vacate your property leaving you with $100's or even $1000 of dollars in unpaid bills.

4. Cleaning, Garden and Pool Maintenance

Keeping your property in good condition is vital to attract the right type of tenant and ensuring that your property doesn't deteriorate in value. We can arrange for all aspects to be taken care of, from regular pool cleaning, garden maintenance, maid service and one-off repairs or upgrades. We have a network of experienced tradespeople we can count on to do any work on your property professionally.

5. Emergency Call-out

When the power goes off or there is no running water, we can look after the inevitable calls from your tenants, and take the appropriate action on your behalf.

6. Regular Check-ups

If you are out of the Dominican Republic for any length of time, we can make arrangements to visit your property every 2-4 weeks to ensure that no problems are developing. A problem caught early is usually much easier and cheaper to fix.

7. Monthly income/expense reports

If you are like us, then you don't like nasty surprises! We can provide you with monthly reports either by email or online, so you are always up-to-date with the finances of your property.

8. Absent Owner Package

For your peace of mind, we will visit your property on a monthly basis and provide you with an up-to-date report on the condition of your property. We will ensure that the property is kept in a secure, dry and ventilated state, checking for signs of damp and even pest infestation. We will open and close windows, check for water leaks, run your taps and flush all toilets and even water your plants.

If we find any problems we will contact you immediately for a suggested course of action. Any required work will have to be paid by you in advance of works being carried out.

We can retain a suggested float from you so that emergency works can be undertaken immediately in the unfortunate case of flooding or break-ins.

9. Vacation Rentals

For owners who have properties available for vacation rentals, we can offer the following services

Putting welcome packs into your home, i.e. milk, water, tea, coffee, sugar, orange juice and a bottle of wine
Key holding for owners and private guests
Turning on the hot water and air conditioning prior to guests' arrival
Checking the security of your property on a weekly basis
Checking all utilities and appliances are in working order
Arranging for any works to be done on property that may be necessary
Checking furnishings and Inventory
Arrange transport for guests from the airport
Arranging car-hire or other services while your guest are staying at your property
